The next option was using oil based primer. That stuff is not fun to work with. The fumes are not fun to work around (be sure to open windows!), and you can’t wash it off without using more chemicals. Fortunately somebody suggested we try bleaching the stains, which sounded a bit more feasible and manageable. So we tried it. Dawning coveralls and face masks, and armed with a pump garden sprayer filled with diluted bleach (mostly water with a couple capfuls of bleach), we attacked the stains. After a couple spray downs, the yellow started to disappear! For a couple of days, we misted the ceiling, waited a couple hours and repeated. Most stains were taken care of, the rest were dissolved enough to prime over.

Another tip! If you’re painting textured walls, even edge lock tape won’t always do the trick! You can put the tape on the wall and then go over the edges with a thin stripe or PAINTABLE clear caulking! One part will come up with the tape, the other stays on the wall under the paint, and keeps the paint from seeping under the edge of the tape. When painting trim adjoining siding, use painter’s tape to mask the siding. Remove the tape as soon as the paint sets-up.
Another tip to maintain an even finish when cutting-in is to hold your brush parallel to the adjacent surface then draw a 2' - 3' long paint line in one continuous motion about 1/2" -1" away from the edge, until most of the paint that was on your brush has released onto the surface. This will apply the paint evenly along the line, then you can immediately go back over it to bring your cut line closer to the corner without the fear of having so much excess paint on your brush.
